Construction management is an alternative form of procurement that has provided our Clients with fantastic results compared to more traditional methods of procurement.


The main identifying feature of construction management is that the Client engages each of the Trade Contractors on a direct basis without a traditional main contractor. We are appointed on a professional basis to deliver the project in a similar way to the professional design team. This provides the Client with an organisation that will strive to deliver the project to ensure the most successful outcome without the distraction of making potentially selfish commercial decisions. 


This is a non-adversarial method of procurement that allows the Client, design team, construction manager and trade contractors to collaborate to ensure the best outcome for the project.


We have a core of dedicated construction managers who possess the skills and experience to deliver a broad spectrum of projects throughout the UK. We are particularly skilled at delivering extremely fast-tracked projects, with AJA PC LTD establishing the management framework to deliver your entire on-site project requirements. Our services include:


  • programming of design / construction activity, including information release programmes, approvals and reprogramming to meet overall completion dates;
  • advising on buildability construction methodologies and sequencing; 
  • commenting on and monitoring the progress of design development;
  • advising on requirements for preconstruction and temporary works;
  • packaging the works into well-co-ordinated and clearly defined trade contracts;
  • advising on the pre-qualification of trade contractors.;
  • preparing and collating tender documentation together with the administration and negotiation of the tender process;
  • managing, planning and controlling the work of trade contractors, including the administration of design approvals and inspections;
  • monitoring and reporting on overall progress;
  • managing financial aspects of the project including cash-flow forecast and monitoring anticipated out-turn cost; and
  • initiating action by the Client and project team to mitigate delays or cost overrun.

Considerate Constructors


We are passionate about the construction industry and hold values very closely aligned to the Considerate Constructors Scheme, which is a nationwide initiative set by the construction industry to improve its image. Registered sites and companies are monitored against a five-point code of considerate practice, designed to encourage best practice beyond statutory requirements. The code consists of the following five sections;

· Secure everyone’s safety

· Value their workforce


The scheme is concerned about any construction activity that may have a direct impact on the image as a whole. These areas of interest fall into three main categories:

We recognise the importance of participating in the Considerate Constructors scheme, acknowledging the value and prestige it can add to the Client’s project, construction team and wider community. It is because of this, we actively participate and register all their projects. Over the years of being involved, we are extremely pleased with the positive outcomes for each registered project resulting in certificates of ‘performance beyond compliance’ being awarded to each site.
